From enquiry to completion, we focus on clarity, speed and communication. Every case is reviewed on its merits, and we set out the steps required from the start so there are no surprises along the way. Our approach is straightforward, with no hidden stages and no unnecessary delays.

We provide clear and consistent short-term lending through intermediaries, supported by a team with real property experience. Our process is designed to be practical and simple to navigate, giving brokers and borrowers confidence throughout the transaction.

Protecting capital remains central to how we operate. Each loan is secured by a first legal charge and supported by personal guarantees. Every case undergoes detailed internal due diligence, with final approval provided by directors who bring extensive experience in property and credit risk.

    TERMS
    Email into the team for indicative terms. Semi commercial and flats above/adjacent to commercial are always referred (for us to check the street view).

    APPLICATION
    Intermediary completes bridging application form via E-Doc. ID and open banking links will be sent to the borrower on every application.
  • 3
    FEE PAYMENT
    The £299 is payable for your application (the application cannot be submitted until it’s paid). After the initial underwrite, we set a task for the valuation fee to be paid.
  • 4
    UNDER WRITING
    Application form, credit search, bank statements, ID, client’s portfolio spreadsheet all checked & verified. Additional documents requested if required.
  • 5
    VALUATION
    Electi Finance to instruct the valuation via VAS, AVMs are available subject to criteria.
  • 6
    OFFER
    Offer will be issued once the valuation is assessed and completed as acceptable. Offers are valid for 4 weeks from the date of issue.
  • 7
    SIGNATURE
    Applicant accepts the offer via E-Signature.
  • 8
    COMPLETION
    Funds transferred to appropriate solicitor & completes on the loan.
